You’re Retired, Now What?

By Kyle Haley For years youve lived in that sprawling house where you raised your children . . . its home. But now you dont need all the space and the upkeep is becoming more difficult every year. You now have to consider things that werent issues before. When you were younger, you never thought about how many times a day you went up and down the stairs. You didnt mind having the bedroom upstairs and the laundry facilities in the basement. Now, all those steps are taking their toll. Washing windows isnt as easy as it was before either, is it? Climbing an extension ladder to reach the second story becomes a bit scarier with each passing year. As you age, you become more concerned about falling. You may be thinking its finally time to move into a home thats a bit more senior-friendly, but what are your options? Smaller, single level houses Condominiums Apartments Retirement communities Assisted living facilities Lets take a more detailed look at these options: Smaller homes built on one level with convenient laundry facilities may be what you need. Look for a house that requires little outside maintenance. A brick or vinyl-sided house wont require painting. An open floor plan may be helpful if youre ever confined to a wheelchair. A smaller yard allows you to garden but still keeps the yard work to a minimum. An attached garage is a helpful feature, especially in the winter when icy sidewalks can cause falls. Of course, finding a location thats close to shopping, public transportation and medical facilities is also important. Condominiums provide privacy without a lot of maintenance. Like individual houses, there are many different types of condominiums from which to choose. The main advantage of a condo is that outside maintenance of both the structure and the yard is usually provided. Most condos include a small area where you can plant flowers but the lawn and other common areas are maintained by the association. There are additional fees for this mandatory service so be sure to find out if they will fit into your budget. Apartments require no maintenance. One of the main advantages of apartment living is that you arent responsible for any maintenance. You dont have to worry about painting, replacing major appliances or yard work. Apartments also give you a certain degree of freedom because you dont have to worry about them if you travel a lot. Its important for laundry facilities to be easily accessible and that there is an elevator if your apartment is to be on a higher floor. You wont have as much privacy and your only personal outdoor space may be limited to a small patio or balcony, if that. Rent is likely to increase and is not tax deductible on your Federal returns. Retirement communities or assisted living facilities give you the highest level of security. Both of these options are specifically designed for seniors and offer many safety features not found in regular housing. The amount of privacy you have depends on which community you choose. Your medical condition will usually dictate whether a retirement community or assisted living facility is your best choice. Some retirement communities offer private living space, much like individual homes, as long as youre healthy and then provides assisted living if your health deteriorates. Giving up the home where youve lived for many, many years may seem a little scary. But, often a new home that brings less responsibility and greater peace of mind will make you feel years younger. Below are some tips to guide you safely when dating. 1. Make arrangements when meeting. Do not let the person pick you up from your house. 2. Assuming that your date is safe just because he or she claims to be religious is wrong. For all you know, he or she may have a hidden side you still do not know. 7. Do not let any first-time date know where your house is. If you plan in seeing your date the second time, arrange for another date and assess from there if he or she should know where you live. 8. At night, avoid going to secluded, dark areas like parks or dimly lit places. 9. Listen to what your gut says. If there is something that does not feel right, then most likely, it is not. Leave immediately if you feel something isnt quite right. 10. Tell someone whom you are with and where you will be going. You might also want to arrange a time schedule where someone could call you later and check up on you. You could also plan to meet some friends after the date. 11. Do not give your home contact number. If you really have to give contact information, give your mobile phone number. 12. Stay alert. Having good chemistry and fun the whole time does not mean you should let your guard down. Be sure you have a cell phone with you. What Courts Hear Contract Disputes? The court system in the United States actually makes a lot of logical sense if you understand the terminology used. Well, if you are an attorney. Common court branches include criminal, civil and family law divisions to mention just a few. What court hears business contract disputes? 3 Ways to Multiply Your Marketing Efforts

By Anne M. Obarski Being contagious in the world of business is not a bad thing, it is a necessity. You have something the customer wants and you want them to do anything to get it. However, if you haven’t noticed, you aren’t the only business that sells or does what you do. If you think you are, then just go “Google” your product or service and you will be in for a shock. I believe that one of the best ways to get the customer’s attention is through marketing. It is also one of the best ways to announce that you are “contagious”! Marketing is more than just advertising; it is the lifeblood of any successful business. I recently heard that we are exposed to 5,000 ads a day; from the size of a postage stamp to ads on floors and sides of buses. Let’s focus on the three most important areas of marketing and those that “make us look”! 1. Classic Marketing: Newspapers, newsletters, postcards, and any other type of print advertising fall under the category of classic marketing. I heard a marketing professional offer the following strategy when deciding when and how to keep in touch with your customers. He called it 1-12-250. What it stands for is, once a month for every month of the year, keep in touch with a specific number of your customers. The number 250 could be 50 it could be 2,500 it could be 25,000, but I believe that number should represent your best customers. If you choose only to use “classic marketing” techniques, then in January you would target newspaper advertising, in February you would send out postcards, in March you would publish your quarterly newsletter and the cycle would start over. Each month you would be in touch with your customers in some way. Remember, out of sight, out of mind. 2. Updated marketing: E-mail, e-zines, websites, and any other technology based ways to stay in touch with your customers. These could easily fit into the 1-12-250 strategy and could be done monthly as well. If you are able to acquire your customer’s email addresses, then this is an easy way to stay in touch. There are a number of great programs that allow you to send out your announcements to your customers and personalize the greetings. I receive ads and coupons from dozens of retailers and restaurants that I do business with and many times the savings are only for the “on-line” customers, like me. E-zines are a form of a published newsletter. It is just another way to send important information about your products or services to your customer database. Both of these channels of marketing fall prey to the “delete key” just as the “paper” advertising can end up in the “circular file”. The goal is to remain top of the customer’s mind. Along with email and e-zines is the most important, a current and updated website. A basic website stating how to get in touch with you, the products or services you offer and current contact information is critical. I believe that websites don’t need to look like TV shows, they just need to be current and easy to use. Hire a high school kid or a college intern and your website can be up and running in days. 3. Cutting edge marketing: Viral marketing, pod-casting, blogging and video email are all new additions to the marketing arena. These are all technology based and are becoming easier to use. Viral marketing is a savvy way to get your customers talking about you and doing it online. It creates a frenzy of activity and readers flock to a website or a “blog” just to find out what is going on with a person, product or a business. Pod-casting is the new generation of listening to information as we have done in the past with audio tapes or CD’s. You can produce your own podcast with important information you would like the customer to know about. It can be easily downloaded and listened to when ever and where ever the customer wants to. This can also be the future of training employees, especially the “Y” generation employees. Blogging is a way for anyone to post their thoughts or ideas on the internet. Many people just use them as a way to be “published” but smart businesses use them as an informational as well as a lucrative selling tool. If you have a website you can allow people to click on a link that will take them directly to your blog so that they can “chat” with you. This makes the customer feel closely linked to the company. Video email is one of my favorites. Technology is becoming so advanced and so affordable that we will be able to “see” the people we are talking to over the internet whether through pod-casting or email or web conferencing. What a great way to send your customers a video email saying, “Thank you for your order today, we couldn’t be in business without great customers like you”, and they received it within minutes of placing the order. Simple, inexpensive and something that the competition isn’t doing, yet! Old School Marketing: Be in stock and give great customer service! You might not have thought of this as “marketing” but it is what your customers talk about. According to a new survey by Accenture, 72% of their respondents reported that customer service had a significant influence on whether or not they buy something. More than half said that “helpful” customer service was lacking in stores. Three-quarters of those surveyed said good product selection played a key role in their decision of where to shop, yet over one third said that having a limited selection was a problem. The conclusion was made that those retailers that bridge this gap to offer better product selection and customer service can reap the rewards of improved sales and margins. A business can do all of the fancy advertising and embrace all of the technological bells and whistles, but if the customer can’t find the product or service that they need and much worse, can’t find an associate to even talk to, you are wasting your marketing dollars. Word of mouth marketing is powerful. It’s what produces repeat and referral business and that’s the contagious effect that every business wants to be a part of! Rockhounding in the Prineville, Oregon Region

By Sally Taylor Of all the areas a person can go to hunt rocks, the Crook County area of Oregon is one of the most productive and pleasant. The countryside is gorgeous, altering between rolling hills, to tree covered mountains and deep winding canyons. Lakes, streams, and wildlife abound. Towns are small and friendly and offer all the necessities for hungry or weary travelers. If you are not a town person, preferring either built and maintained or primitive camping, you will find yourself at no loss for great spots to park yourself, either. In fact, the only thing I can see being a problem with going into this area at all is the problem of wanting to leave when it’s time to go home. I have my favorite little secret spot on the south side of Prineville Reservoir, somewhere between 20 and 30 miles south of Prineville on highway 27. The first few times down in the area I trolled the landscapes and found an abundance of excellent materials of all sorts: Heavily patterned jaspagates, beautifully colored banded agates of greens and golds, slabs of clear sharp quartz crystals, and geodes. After a few times there, I started exploring other areas, from the North East area of the reservoir out to the Ochoco mountains directly East, North, and South of Prineville. What I found was that everywhere I went new and exciting types of specimens were just scattered around waiting to be picked up and carried off. For those of you who are crazy about obsidian, take 27 down to the highway leading into Burns and take a left turn towards Burns then go to mile marker 81. Take the 4 wheel drive trail to the south of the highway. You are now in the Glass Butte area and my bet is you’ve never seen anything like it for obsidian. Anywhere back toward the Butte itself if you get out of the car you will find yourself walking on ribbons of obsidian of all varieties, some of these ribbons are several feet wide and most just continue on for any distance you wish to follow them. I have picked up specimens of gold sheen, silver sheen, mahogany, black with red, red with black, and occasionally a piece of coveted rainbow. There are a few things you will want to watch for on your Prineville adventures: the first being rattlesnakes. In the lower areas, especially in the canyon on the way to the reservoir. I saw no shortage of these little guys, but have never seen one in the Mountains to the West of the town. Of course, that doesn’t mean they aren’t there. On my third trip to the area I did find that porcupines roam freely in the area. I found that out by sitting for an hour or two at a local veterinarian’s office having quills plucked out of my dogs mouth and nose. I never saw signs of bears anywhere there, although Ive heard there are supposed be some, but I did see wolves and a an impressively sized cougar. The animals seem to be well fed there, as none acted particularly aggressive. That isn’t a great theory to press, however, and if you are going to be in those areas it’s a good idea to brush up on how to act safely around various types of wildlife. The Unfaithful Husband Seeking Forgiveness

By Angie Lewis It is sad and scary how society has deemed adultery a natural part of the American culture. This is why God specifically says for believers to separate from the ungodliness of the world. I truly believe that unfaithfulness in marriage stems from not keeping in tune with our spiritual side. We have to study the word and we have to bring the word into our heart and mind on a daily basis for reflection and spiritual growth. This article is for those husbands who are repentant and want to save their marriage. Do not merely listen to the word, and so deceive yourselves. Do what it says. Anyone who listens to the word but does not do what it says is like a man who looks at his face in a mirror and, after looking at himself, goes away and immediately forgets what he looks like. But the man who looks intently into the perfect law that gives freedom, and continues to do this, not forgetting what he has heard, but doing it he will be blessed in what he does. James (1:22-25) Are you deceiving yourself by not putting Gods perfect law into your daily life? Gods law points out sin and gives the husband the opportunity to repent and ask for Gods forgiveness. Salvation frees a man from sins control. As a believer you are free to live as God created you to live. If you are not living the way God intends for you to live, could it be that you have not yet settle your debts with God? But if a wicked man turns away from all the sins he has committed and keeps all my decrees and does what is just and right, he will surely live; he will not die. None of the offenses he has committed will be remembered against him (Ezekiel 18:21) Pride tends to make a man selfish, and leads him into believing he deserves everything he sees and wants. Because of this attitude, it creates greed and lust, which invariably leads to immoral desires, such as adultery, pornography and all other immoral sexual sins. A husband can be released from the bondage of his temptations when he humbles himself to the Lord and accepts Christ forgiveness. When you become filled up with the Holy Spirit you will see that the worlds alluring appeal are only cheap substitutes for what God has for you. Forgiveness comes when you let down pride and open yourself up to God by giving Him your life. Why give your life to the world? The world cant save you. The world is blind to the ways of the Lord and stands in the way of forgiveness and love. Dont be deceived any longer. Your source for everything under the sun is the One who created you. Humble your life to Him and let Him guide your paths to righteousness. Blessed is the man who preserves under trial, because when he has stood the test, he will receive the crown of life that God has promised to those who love him. (James 1:12) Temptations do not come from God; they come from the evil desires within us. They begin with an evil thought and become sin only when we act upon them. A man must always keep Gods words written upon his heart on a daily basis as to throw off the wrong thoughts that satan tries to deceive him with. I cant tell you how important it is to continue studying the words of God and to reflect and grow on them daily. Persevere always and do not give up the fight. The fight is between good and evil. You dont want to let evil prevail do you? Come to the Lord and be forgiven. Therefore, get rid of all moral filth and the evil that is so prevalent and humbly accept the word planted in you, which can save you. Do not merely listen to the word, and so deceive yourselves. 4 Key Marketing Do’s and Don’ts

By Jim Stewart Want to increase Sales? Then here are 4 Key Marketing Dos and Donts … Not happy with your Marketing Plans? Spending a lot and getting little in return? Well, first off youre not alone. Many of the company owners I talk to express frustration with Marketing. They feel its a waste of money echoing the famous quote I know that 50% of the money I spend on Marketing is wasted and if I knew which 50%, Id cut it out. Here are 4 things you can do to cut the waste and get better results. First, dont confuse Marketing and Selling. Selling is, in fact, only a method of promoting your products and services. Sales people have to be told which products to sell, how the products will benefit their prospects and customers and how much to sell the products for. (Have you ever tried letting sales people set selling prices? Its one of the faster ways to go out of business.) Marketing is deciding which products your customers will want and how much they will pay for them and then launching your products on time. Sales people have to be given qualified leads - theyre too costly to use for generating and qualifying their own leads - so its more cost effective to use the promotional techniques to do that. Marketing is figuring out which combination of the promotional techniques is needed to produce enough leads for the Company to achieve its sales targets. Second, dont confuse Marketing with Promotion. Using advertising (print, radio, T.V., billboards etc.), public relations, direct mail, web sites, email, or telemarketing are ways of promoting your business. Promotion is only one of 4 Marketing tools, and, before we leave it behind for a moment, here are a couple of donts regarding promotion. Dont: o Expect an advertisement to bring you results the first (or even the second or third) time you use it. Consistency of use is one of requirements for advertising to work. o Be surprised if the response to your direct mail (or email) campaigns is low. A 2 or 3% response rate may be all that you should be expecting. o Look for a flood of visitors to come to your web site and buy your products unless you spend time and money optimizing your site for search engines. o Forget that youll get better results by using several of the promotional techniques in an integrated campaign, for example follow up a direct mail or email piece with telemarketing. Third, remember that you have 4 Marketing tools at your disposal. Weve talked about 3 of them already product, price and promotion. The fourth is your distribution channels how you get your products to the end user. A couple of points to remember: o Products have a life. Some will remain in demand longer than others but none go on forever (notice how hybrid engines are beginning to appear in cars and trucks, slowly replacing the gasoline engine which has been around forever). Develop and launch new products before your competitors do. o Price follow either a high quality/high price or low quality/low price strategy. Dont get trapped in the middle (its slower than letting sales people set prices but youll still go out of business). o Promotion budget to spend a percentage of your sales on promotion at the beginning of each year. Keep your promotional program going all year dont wait until your reps. get short of leads or sales fall off. o Place/Distribution Channels should be changed either at different points in a products life (how easy is it, these days, to find a small, independent retail store selling only computer hardware) or in the face of new technology (you can buy many of the same products from a Future Shop store or from their web site). The 4 Marketing tools are like the promotional techniques in one way you get the best results if you figure out the combination of all 4 that gets the best reaction from your market. Four, check regularly that you are still focused only on that part of the total market that needs your products and can pay for them. Focus your resources on a well defined group of people or companies who share similar characteristics including a need for your products. Its likely to be much more profitable than chasing everyone who might, one day, have a need for your services. You can perform a reality check by thinking about what your best customer looks like. Make sure that you are only dealing with (and looking for) more people or companies like them. But remember, there needs to be enough of them, each generating enough demand, to allow you to make a profit. If youre doing all 4 of the things weve talked about you have an effective Marketing Strategy. Clearly identifying a target market and then applying the most effective combination or mix of the 4 marketing tools to it are the 2 ingredients for developing a great marketing strategy. Problem Woodchuck Control � Garden Pest Removal

By Jack Ammerman Picture in your mind a hand-planted tomato plant that is bearing fruit. Only a day or two of ripening separates you from the delicious fruits of your labor. As you inspect your plant the next morning you notice that your tomatoes all have bites taken out of them! Chances are good that you have been visited by a woodchuck. Now what do you do? This guy has got to go! If you do not care to tackle this project on your own, check for local businesses that deal with nuisance wildlife control. You will usually find them under Pest Control or Animal Damage in the yellow pages. Most businesses charge a fee for setting the traps and then a fee for each animal that they trap. Be sure to discuss with them the possibility of non-target catches and what their policies are on payment. A reputable company will target only the woodchucks and not require payment for other animals that they might catch and release. Some homeowners opt to rid their yards and gardens of any animal that will come onto the premises. If that is the case, let your pocketbook be your guide. Woodchucks can be effectively trapped and removed from the area. Live traps measuring 10×12x36 inches are perfect for the task. Most trappers use one-door traps that are very sturdy, as woodchucks are formidable when trapped and will try very hard to escape. Remember the old poem How much wood could a woodchuck chuck? The truth is that woodchucks (also known as groundhogs) dont care too much for wood but they absolutely love fruits and vegetables. Flowers rank right up there on a woodchuck menu as well. Many a flower garden has been decimated by a hungry woodchuck. It seems so simple to take a live trap and throw some bait into the back of it and catch a woodchuck. Dont be taken in with simplicities. Woodchucks can be trapped but so can every other animal that wanders through your backyard! It is wise to take a few minutes to understand the woodchuck so it can be targeted instead of the local skunk family. Woodchucks wake up from their hibernation state in late March or April. Mating takes place right away. A month later the females bear about five baby woodchucks. The litter can be as high as nine babies. These babies stay in the underground den for the first four or five weeks. After that they are fully active and can be seen straying farther and farther from the dens entrance. After about the sixth week of life they are chased out by the mother and forced to strike out on their own. Woodchucks dig their dens in the ground and use elaborate tunnel systems. They will have two holes to use (sort of a front door back door system) and will usually wear paths in the ground cover leading toward the holes. These paths can be very important to the Nuisance Wildlife Control Operator (as he likes to be called.) Many times a live trap might be set directly over a hole or in one of these wear paths. The wildlife control professional will set the traps in the most beneficial spots. Feel free to talk with him about trap placement but keep in mind that hes trapped hundreds of woodchucks. Once the traps are set, do not rethink the situation and move his traps to a different spot. Another big No-No is to add food to the trap to enhance his bait selection. The baits and lures that he uses are proven winners. Keep in mind that there are scents and lures and oils on most of the baits. That thing that looks like a simple cabbage leaf in the trap is actually an odiferous smorgasbord for woodchucks. Once the trap is set, the woodchuck can be expected only during the daylight hours. I recommend springing the trap (closing the door) at dusk. Woodchucks sleep at night just like we do. Skunks, raccoons, cats, opossums, and a few other animals would be happy to sample your bait during the night. Reset the trap in the morning. Make sure that the wildlife control professional that you hired is in agreement that you should do this. Will a woodchuck bite? Are they aggressive? Are they mean? YES they will, yes they are. ANY trapped animal will bite and be aggressive. They are scared and in an environment they have never been in. Do not try to pet the trapped animal. And dont feed it or give it water. If it is hot and sunny, you may want to throw an expendable towel over the trap to provide the woodchuck with some cover. Once the woodchuck is in the wildlife control professionals truck, fill in the holes at the den entrances. If there are more woodchucks, they will open the holes again and you will know that you need another trap. If you are absolutely positive that that was the only woodchuck in the area, FILL IN THE HOLES! Otherwise you are asking for the wandering skunk to decide that he has found a new home.
